Phoenix House

Phoenix House has recently undergone a $10.5M revitalization.

The ownership team, Phoenix Nimbus, LP, is comprised of National Housing Trust (a 501(c)(3) based in Washington, DC), Tapestry Development Group, and 3Keys, Inc. (both 501(c)(3) organizations based in Atlanta).

 Closing on the project was in December 2016. Choate Construction mobilized the third week of December and immediately began demolition of the residential buildings, which included several four-bedroom units and a number of one-bedroom units. The former D building (built 10 years after the original buildings) as well as the administration and recreation building were gutted.

 The residential buildings were replaced with efficiency units – a total of 69 units in three buildings. Each unit has energy-efficient PTAC air conditioner/heating systems, a ceiling fan, and energy efficient windows, allowing natural light to fill the unit.

Two new pavilions were built – one covered and one uncovered between the administration and recreation building. There are a number of picnic tables and park-like benches on the property, allowing the residents to gather and enjoy social time together. Wireless internet is available in and around the residential buildings and at the pavilions. The recreation building has a ping pong table, several tables and chairs, as well as a TV.  There is a kitchen and office and bathrooms in the building.

All of these wonderful amenities will provide our residents with a comfortable daily existence, fostering a sense of community for all.

We were fortunate to have good weather throughout much of the rehab, allowing us to finish the project within our deadline. Certificates of Occupancy were issued on Friday, October 27, 2017.

The movers and a coach bus arrived at 8:00am on Tuesday, October 31, 2017, to move the residents and their belongings to Phoenix House – a nice Welcome Home lunch was served and the final boxes unloaded in the early hours of Wednesday morning. A total of 50 residents moved back to the newly renovated property.  We filled the remaining 19 units through the City of Atlanta’s Coordinated Entry program, as mandated by HUD.

Community Friendship, Inc., our onsite support service provider, resumed their regular schedule of having case management staff on site 24 / 7. Supportive services include meal assistance, medication monitoring, transportation assistance, onsite case management and resources to off-site programs.
